Lot 14 gets better the farther you explore it. Surprise Cliffs is a surveyed 0.801-acre wooded lot that begins narrower near the road and widens as it moves downhill, eventually opening to a dramatic natural cliff overlook with valley and sunset views.

That layout gives you choices. Keep the cabin closer to the road for simpler access, or explore placing it farther into the lot where the setting becomes increasingly private. Either direction gives you natural features that are difficult to duplicate-trees, rock, elevation and views.

For an STR investor, those are the details that help a cabin stand apart in photos and in a guest's memory. Existing Sky Ridge Retreats cabins operating as STRs are producing well, and the development continues to grow around a mix of investment cabins and privately enjoyed homes. For an owner, this could easily become the kind of place where the deck gets used more than the living room.

City water, underground electric and high-speed internet are available. Sky Ridge has gated access and a well-constructed and maintained road system, along with Sky Ridge Overlook, Sky View Park and the Boulder Trail. Adventure Waters and Cast Away Fishing Pond remain under construction.

Daniel Boone National Forest borders the development, with Cave Run Lake and Red River Gorge close enough to give owners and guests plenty of options beyond the community. A separate pay lake is also being built across the road and is not part of Sky Ridge Retreats.

The name fits. You really do have to get into Lot 14 before you understand what is waiting at the back.
